A chronology of the enterprise Rajnikant S. Ajmera has led, assembled only from dated, documented events. Where a year is not on the public record, the chapter is described without one.

Chapter 01 — Foundation

1968

The Ajmera Group is founded in Mumbai

A business begun by leaving school

The late Shri Chhotalal S. Ajmera — Chhotubhai — was born on 27 September 1937 in Vasavada, a village in Gujarat. In 1968 he left formal education to enter business, having already experimented with oil trading, textile trading, fabrication, foundry work and paper after arriving in Mumbai.

Out of that commercial restlessness came a construction firm. The founding commitment recorded for the company is plain enough: quality, transparency, and maximum value delivered to the customer.

Rajnikant S. Ajmera worked alongside the founder, and his association with the enterprise spans more than five decades.

Chapter 02 — First scale

Pune

Ajmera Housing Complex, Pimpri — approx. 100,000 sq ft

From buildings to colonies

The break that established the firm's capacity came with work on the Ajmera Housing Complex at Pimpri, Pune, spanning roughly one hundred thousand square feet. It moved the business from constructing individual buildings to planning and delivering housing at colony scale.

Working alongside the founder, Rajnikant Ajmera was part of a team whose reputation was built on delivering housing colonies in the shortest time — a reputation earned in execution rather than in marketing.

The public record does not fix a single commencement year for this project, so none is asserted here.

Chapter 03 — The listed vehicle

1985

Percolated Steels Limited is incorporated

A steel company that would become a developer

The corporate entity that carries the Ajmera name onto India's stock exchanges was incorporated in 1985 as Percolated Steels Limited. Its origin in steel rather than in property is a useful reminder of how broad the Group's industrial base has always been — cement, steel rolling and related manufacture sat alongside construction from early on.

The company would be renamed Ajmera Realty & Infra India Limited twenty-four years later.

Chapter 04 — Township

1996

Construction begins at Bhakti Park, Wadala, Mumbai

Building a district, not a tower

Work on the first phase of Bhakti Park at Wadala began in 1996. It is the clearest expression in the Group's portfolio of building at neighbourhood scale within Mumbai — a city where land constraints usually push developers vertical and inward.

The second phase houses around two thousand families and is organised around a twenty-five acre garden, described as among the largest in Mumbai. Planning of that kind commits a developer to a horizon measured in decades: the open space only pays back as the neighbourhood matures around it.

Chapter 05 — Office

2009

Appointed Managing Director — 1 August 2009

Two events in a single year

On 1 August 2009 Rajnikant S. Ajmera took office as Managing Director of the listed company. In the same year, Percolated Steels Limited was renamed Ajmera Realty & Infra India Limited — the corporate identity aligning, at last, with what the business had become.

The company trades on the BSE under code 513349 and on the NSE under the symbol AJMERA.

Chapter 06 — Land

2010

Calico Mills property, Ahmedabad — approx. ₹350 crore

Mill land, and what follows it

In 2010, jointly with the Bakeri Group, the company acquired the Calico Mills property in Ahmedabad for approximately ₹350 crore. Former mill land is among the most consequential real estate in Indian cities: large, centrally located, and carrying the industrial history of the district around it.

Transactions at that scale also mark a threshold in a developer's capital position — the point at which a firm can compete for the sites that reshape a city's centre rather than only its edges.

Chapter 07 — The chair

2012

Chairman of the Board — 25 April 2012  ·  Contra Power established

Governance and generation

On 25 April 2012, Rajnikant S. Ajmera became Chairman of the Board, holding the chair alongside the managing directorship he had taken up three years earlier.

The same year, Contra Power was established for solar power generation. Together with Ajmera Biofuel — which holds a 49 per cent stake in a solar project at Osiyan, near Jodhpur — it marked the Group's entry into renewable energy, extending an industrial base that already included cement, steel rolls and seamless capsules.

Chapter 08 — International

Manama

Bahrain Bay, Kingdom of Bahrain — with the Mayfair Group

Outside India

Ajmera Realty, jointly with the Mayfair Group, has been a developer in the Bahrain Bay project at Manama — a waterfront scheme in the Kingdom of Bahrain. It remains the Group's principal presence outside India.

For a family-founded Indian developer, working inside an international masterplanned district means submitting to a different regime of design review, procurement and delivery standards than any Indian municipal approval demands.

A commencement year for the Group's participation is not established in the public record, and none is claimed.

Chapter 09 — Public platform

2017

Manavta Mahotsav — “Spit Free Bharat”

Speaking as Chairperson, on public conduct

In 2017 Rajnikant Ajmera appeared at Manavta Mahotsav, identified as Chairperson of the Ajmera Group, in support of the Spit Free Bharat public-awareness campaign — a civic-hygiene initiative addressing public spitting.

It is a small entry beside a mill-land acquisition or a township, and worth recording precisely for that reason: it places a developer's public voice behind the ordinary maintenance of shared urban space rather than behind a project launch.

Chapter 10 — Recognition

2019

Lifetime Achievement Award, 11th Realty+ Excellence Awards

A career assessed by its own industry

At the 11th Realty+ Excellence Awards in 2019, Rajnikant S. Ajmera received the Lifetime Achievement Award. Recognition of that category is retrospective by definition — it is awarded for a body of work rather than for a project or a year.

Also on the record: the Group's ISO 9001 quality certification, secured under his direction, and the establishment of several schools.

Chapter 11 — Continuing

2023
2024

Borivali redevelopment  ·  Reappointed CMD to 2029

Still under construction

In 2023 the company took on a redevelopment project at Borivali in Mumbai — redevelopment being the form that growth increasingly takes in a city with little unbuilt land left.

On 10 July 2024 the Board approved his reappointment as Chairman and Managing Director for a five-year term running from 1 August 2024 to 31 July 2029, subject to approval by members at the annual general meeting, and noting that he had attained the age of seventy.

The chronology therefore does not close in the present tense. It runs forward.
