Impact  /  Contribution

The measure of a builder is what is still standing, and still working, thirty years later.

This page sets out contribution that can be evidenced — housing delivered, offices held, certifications obtained, institutions founded. Nothing here is estimated, and no figure appears that is not on the public record.

Impact in real estate is usually reported in launch value and absorption rates. Those are transactions. What a career actually leaves behind is a set of physical places people live in, a set of rules the trade agreed to work under, and a set of institutions that outlast the person who set them up.

The evidence

Eight documented contributions
01

Housing at neighbourhood scaleBhakti Park, Wadala, Mumbai

Construction on the first phase began in 1996. The second phase houses around two thousand families and is planned around a twenty-five acre garden, described as among the largest in Mumbai.

The significance is the open space. In a land-constrained city, twenty-five acres withheld from development is a decision that only returns value slowly, through the quality of the neighbourhood rather than through the sale of the phase.

02

Housing delivered at paceAjmera Housing Complex, Pimpri, Pune

Working alongside the founder, he was part of the team whose reputation was built on delivering housing colonies in the shortest time. The Pimpri complex, running to approximately one hundred thousand square feet, was the project that established that capacity.

In a sector where the commonest failure is the project that never completes, the ability to hand over is itself the contribution.

03

A family firm made publicly accountableAjmera Realty & Infra India Limited

The listed entity was incorporated in 1985 as Percolated Steels Limited and renamed Ajmera Realty & Infra India Limited in 2009, the year he took office as Managing Director. It trades on the BSE under code 513349 and on the NSE as AJMERA.

Listing converts a private developer into a disclosing institution. Accounts are published, terms are approved by members, and appointments — including his own reappointment in 2024 — are matters of record rather than of family decision.

04

Representation of the housing industryMCHI & CREDAI

He has served as President of the Maharashtra Chamber of Housing Industry, and within CREDAI — the Confederation of Real Estate Developers' Associations of India — in the capacities of President and Vice President.

These offices are where a sector's operating rules are argued into shape: approval regimes, contractual norms, buyer protection, standards of disclosure. The effect is felt across every firm in the industry, including competitors.

05

Representation beyond propertyCORSMA

He was President of the Cold Rolled Steel Manufacturers Association of India for many years — an office in the materials industry rather than in property, reflecting the Group's own base in steel rolling and cement.

06

Quality systems, formally certifiedISO 9001

He was instrumental in the Group obtaining ISO quality certification — initially under ISO 9000:2000 and subsequently under ISO 9001:2015.

Certification obliges an organisation to document its own processes and then be audited against that documentation by an outside party. For a construction business, it is one of the few contributions that is genuinely structural: it changes how the work is done, not how it is described.

07

EducationSchools established

The public record notes that he has established several schools. Institutions of that kind are the clearest form of long-horizon contribution available to a private individual: they are handed over to be run by others, and their value accrues entirely to people outside the founding enterprise.

08

Public lifeManavta Mahotsav, 2017

In 2017 he appeared at Manavta Mahotsav, identified as Chairperson of the Ajmera Group, supporting the Spit Free Bharat public-awareness campaign on civic hygiene.

It is the smallest item on this page and, in its way, the most telling: the same voice used for a township launch, lent instead to the maintenance of ordinary shared space.
