Opening Statement

Who he is

Continuity is the rarest thing in Indian real estate. It is the defining feature of this record.

Ajmera Realty & Infra India Limited traces its origin to 1968, when the late Shri Chhotalal S. Ajmera — known widely as Chhotubhai — left formal education and moved into business in Mumbai after early ventures in oil, textiles, fabrication, foundry work and paper. Rajnikant S. Ajmera worked alongside the founder, and has been associated with the enterprise through more than five decades of its growth.

A civil engineer by qualification, he brought a builder's discipline to a business that could easily have remained a trading concern. Under his direction the Group's operations extended across Mumbai, Pune, Bengaluru and Ahmedabad, and into the Bahrain Bay development at Manama.

He has served as Managing Director of the listed company since 1 August 2009, and as Chairman of its Board since 25 April 2012. In July 2024 the Board approved his reappointment as Chairman and Managing Director for a further five-year term running to 31 July 2029.

Beyond the company, he has represented the industry itself — as President of the Maharashtra Chamber of Housing Industry, in the office of President and Vice President within CREDAI, and for many years as President of the Cold Rolled Steel Manufacturers Association of India.

Profile

An overview

The shape of Rajnikant Ajmera's career is unusual in its singularity. Rather than moving between firms or sectors, he has deepened one institution — taking a Mumbai construction business built on housing colonies and steering it into a publicly traded real estate company listed on both principal Indian exchanges.

That transition is visible in the corporate record. The listed entity was incorporated in 1985 as Percolated Steels Limited; it was renamed Ajmera Realty & Infra India Limited in 2009, the same year he took charge as Managing Director. Today it trades on the BSE under code 513349 and on the NSE under the symbol AJMERA.

The Group's interests were never confined to housing alone. Alongside real estate and construction sit cement, steel rolling, seamless capsules and, since 2012, solar power generation — a spread that reflects a preference for building capability rather than chasing cycles.

Areas of Work

Where the effort goes
A

Residential Development

The core of the business: residential and commercial projects delivered across Mumbai, Pune, Bengaluru and Ahmedabad by a company whose first work was housing colonies.

B

Township Scale

Large-format housing, of which Bhakti Park at Wadala is the clearest example — a second phase housing some two thousand families around a twenty-five acre garden.

C

Industry Representation

Office held in the bodies that set the terms of the trade — MCHI, CREDAI and CORSMA — where the work is regulation, standards and collective credibility.

D

Diversified Interests

Cement, steel rolling, seamless capsules and solar generation through Ajmera Biofuel and Contra Power — industrial holdings that sit beside the property business.

What can be counted

1968

Year the Ajmera Group was founded in Mumbai

04

Indian cities of operation — Mumbai, Pune, Bengaluru, Ahmedabad

40+

Years of experience in real estate and construction

2019

These are the figures that can be stated plainly. Behind them sits work that resists counting: quality systems carried through to ISO 9001 certification, schools established, and years spent in industry office arguing for rules that would outlast any single project.

Perspective

A reading of the record

Housing is not a product cycle. It is infrastructure that people live inside for fifty years.

A career of this length invites a particular way of thinking about the built environment. Buildings outlive the balance sheets that financed them; a township delivered in the nineteen-nineties is still a neighbourhood today, judged by residents rather than by analysts.

The Perspective section sets out an editorial reading of what a documented record of this kind suggests — about long-horizon development, the discipline of finishing, the role of industry bodies, and how a family enterprise sustains itself across generations.
